A Home Information Pack provides important information about a property, including legal title, an energy performance certificates and searches. As the HIP contains key information about the property, buyers will be able to make more informed decisions about the properties they are considering.
A HIP must be provided (or commissioned) by the home seller or their estate agents before marketing can commence on their property. Home Information Packs are intended to help improve the home buying and selling process in England & Wales and by making key information available before the property is sold will help reduce the number of sales which currently fail before exchange of contracts.
From the 14th December 2007 Home Information Packs are required for all residential properties marketed for sale with the exception of;
- non-residential property;
- mixed commercial and residential property;
- sales of tenanted properties;
- a portfolio of residential properties sold as a single lot
- residential properties which are unsafe or due for demolition
Home Information Packs includes documents that are required when homes are bought and sold. Some documents are mandatory and other optional.
